Designing for the New Normal

The “new normal” after the COVID-19 pandemic could change the new homes and condos industry as well as interior design in countless ways. I loved this article from Houzz that has architects discussing various ways that the design of our homes could change in the future, including the incorporation of materials that could help curb the spread of viruses and the idea that domestic spaces “should be more playful, idle and pleasant, to keep the greatest number of family members entertained” (both ideas that will have an impact on builders and interior designers).

But what I want to talk about today is how the industry has jumped online, and how builders, developers and interior designers can shine in the digital sphere.

Embracing Virtual Interior Design

Model homes and sales offices have had to close their doors to the public, and many real estate agents aren’t doing in-person home tours any longer either. Potential home buyers are now heading online to explore new home communities and tour model homes. Companies like my client Brookfield Residential are offering beautiful 360-degree virtual tours of their model homes with their new myTime self-guided tours. 

But if new home and condo buyers will be shopping online more and more in the coming months and years – and I think it’s safe to assume that they will be – then maybe it’s not necessary to build that costly model home in the first place.

Virtual renderings have come a long way in recent years, and they’re more photo-realistic than ever. They’re often indecipherable from the real thing. Just check out the examples I shared above!

Our industry has long believed that new home and condo purchases could never truly shift online. Buying a new home or condo is the largest purchase that most people will make in their lifetime, and it’s a highly emotional purchase. The idea of doing it virtually, without visiting the home in question, has seemed pretty implausible. Until recently. It’s happening. It’s time we all adapt and take advantage of the benefits of virtual design and online home marketing and sales.
